R-9 Single family - min. lot size 9,000 sq. ft. R-15MF Multi-family - lot area varies based on type of uses and number of dwellings. R-12MF Multi-family - lot area varies based on type of uses and number of dwellings. R/I Residential/Institutional - min. lot size 2 acres. R-MH Manufactured Home - min. 20' separation between structures.
Non-residential Districts: 0-15 Office - min. lot size 15,000 sq. ft. 0-9 Office - min. lot size 9,000 sq. ft. AU Adult Uses - no min. lot size. B-l Neighborhood Business, no min. lot size. B-2 General Business - no min. lot size. B-3 High-Rise Business - min. lot size 1 acre. B-D Business Distributive - no min. lot size. HUC Historic Urban Core for downtown commercial area. No min. lot area. 1-1 Light Industrial - no min. lot size. I-2 Heavy Industrial - no min. lot size.
Special Provision Districts: RU Rural - min. lot size 40,000 sq. ft. for residential and 15,000 sq. ft. for other use. CrC Crestdale Conservation for Crestdale Neighborhood. Min. lot area varies based on size of land developed.
Overlay districts (used in conjunction with underlying zoning designation): DOD Downtown Overlay District including Precincts 1 & 2 Design Guidelines & Streetscape Improvements - Downtown Master Plan. HO Highway Overlay District - 500' to 1,000' each side of NC HWY 51 right-of-way.
Conditional Districts: B-1SCD Shopping Center District - min. lot 100,000 sq. ft. commercial space. R-PUD Planned Unit Development - lot area varies by use. Min lot area combined is 36 acres. R-VS Residential Varied Style - Higher-Density Single-Family Residential. Conditional Conditional Zoning- a designation no longer in the ordinance but a hold-over from mid-80s zoning actions (East Point, Windsor Square, Matthews Festival area, etc.).
* Each of the above districts may be followed by (CD) indicating it is a Conditional District. ** The single-family designations may also follow a cluster (CL) design process and be so noted on a zoning map, although cluster is not officially a separate zoning designation. |
